Situated in one of the main streets of Armidale, with just a short walk from the heart of Armidale’s vibrant CBD, this beautifully appointed 4 Bedroom, 3 Bathroom Bluebrick and Weatherboard house offers that little bit extra in elegant self contained accommodation.

* The "Bottlebrush" Bedroom is situated at the front of the house and consists of a RC Air Conditioning, King Size bed, TV, DVD, with an adjoining sitting room parents retreat. Adjacent to the bedroom is a bathroom with a toilet and a Claw foot bath
* The "Wattle" Bedroom is situated at the side of the house and consists of another King Size Bed, TV, DVD, with an adjoining Shower / Toilet ensuite.
* The "Flowering Gum" Bedroom is very spacious and consists of two King Single beds with the use of Bathroom adjacent to the laundry.
* The "Telopea" Bedroom consists of one King Single bed also with the use of the bathroom adjacent to the laundry.

A Minimum of two nights stay applies to this property with a minimum of three night stay for Public Holiday weekends, some School Holidays and Main events.

RATES
Rates are for 4 people sharing 2 bedrooms. Additional bedrooms are available by selecting additional people. Additional people charged at $30 per person and children charged as adults.
* $200 for two bedrooms up to 4 people
* $230 for three bedrooms up to 5 people (including Bedroom 4 Telopea Room)
* $260 for three bedrooms up to 6 people (not including Bedroom 4 - Telopea Room)
* $290 for all bedrooms sleeping up to 7 people

The BOTTLEBRUSH King Bedroom is situated at the front of the house and consists of a RC Air Conditioning, King size bed, TV, DVD, with an adjoining sitting room retreat. Adjacent to the Main Bedroom is a bathroom with a toilet and a Claw foot bath
* Bedroom 2
The WATTLE King Bedroom is situated at the side of the house and consists of another King Size Bed, TV, DVD, with an adjoining Shower / Toilet ensuite

*The FLOWERING GUM Twin Bedroom is very spacious and consists of two King Single beds with the use of Bathroom adjacent to the laundry

You have sole use of the house, so if you choose not to use the entire four bedrooms, the bedrooms not selected will remain vacant and closed off

STAINSBY ON MARSH is also equipped with a Washing Machine, Dryer, Additional Heating, Electric Blankets, Quality Linen & Doonas, plus Plush Blankets & Bath Towels to enhance your stay. For a night in, the kitchen is equipped with modern Meile cooking and dishwasher appliances, and all the cutlery and china you will require to create that special meal.
Or you may choose to spoil yourself completely and dine at one of the many restaurants, cafes and pubs located in close proximity to the house.


Directions: From the Coast, (Coffs Harbour, Grafton, Ebor and Dorrigo) travel along Waterfall Way (Barney Street) and at the set of lights at Marsh Street turn left. STAINSBY ON MARSH is on the lefthand side of the road (159) before the next cross street.
From the South, (Tamworth, Sydney, Melbourne and Armidale Airrport) take the first Armidale exit after the airport and follow the signs for about 4km to the city centre. At the next round-about turn left and travel down the hill to the next round-about, turn right into Barney Street and right at the next set of lights into Marsh Street. STAINSBY ON MARSH is on the lefthand side of the road (159) before the next cross street.
From the North, (Glen Innes, Guyra, Inverell and Brisbane) follow the road into the city centre turning right into Marsh Street at the traffic lights. Reservations are accepted under our Standard Conditions of Tenancy
- Check-in is after 2.00p.m and Check-out is prior 10.00 a.m. Subject to availability a late check-out may be arranged only by prior arrangement and at an additional cost.
- The full amount of the tariff must be paid on arrival.
- Key collection by arrangement after deposit has been paid.
- Exceeding the number of persons booked to occupy the property shall render the tenant liable to cancellation of the booking.
- All guests must sleep in the beds provided. No additional beds swags bed rolls or sleeping on lounges or on floors permitted. Baby cots permitted after prior consultation with management.
- Only Guest?s vehicles are permitted on the premises. Visitors? vehicles must park in the street. No parking on front lawn
- Parties and anti social behaviour will not be tolerated and will result in immediate cancellation of the booking. All outside noise must cease by 10.00 p.m. and all internal noise by 11.30 p.m.
- The premises must be left in neat and clean condition with all washing up done or an excess cleaning fee will be charged. All breakages must be paid for regardless.
- Garbage must be wrapped and placed in the bins provided. Recyclable garbage is to be placed in recyclable tub.
- Furniture and furnishings must not be moved out of the room it currently occupies. If it is moved within the room(s) it must be placed back in its original position before departure.
- Tenants must allow Stainsby management right of entry to arrange for any necessary repairs / maintenance.
- Pets are not allowed unless prior arrangements have been made. Animals are strictly forbidden indoors.
- Our property is a smoke free environment. Smoking is only permitted outside or on the back balcony not on the front enclosed balcony. Butts are to be disposed thoughtfully.
- Keys are the responsibility of the tenant. Any costs involved in replacing them and/or in gaining entry owing to the keys being lost including forced entry and new locks will be the responsibility of the tenant.
- Clothes must be hung on the clothes lines provided. No laundry shall be hung on the balconies.
- No responsibility is taken for personal property left on the premises either while in occupancy or after departure. Guests are responsible for their own personal effects. Our insurance does not cover guests personal effects.
- BBQ Gas bottle is to be returned to the laundry prior to check-out. If the BBQ is not cleaned you will be charged $50 to your account.
- Please ensure all windows are closed and locked before leaving the property.
